What is a pipe boot?

A pipe boot wraps around a roof penetration to keep water out where a pipe, vent, or antenna passes through the roofing material. It sits at the base of the pipe and flashes into the roof deck, creating a seal that bridges the gap between the roof surface and the object passing through it. Most boots are made from rubber, synthetic polymers, or galvanized metal, with a rubber gasket underneath that adheres to the roof.

Pipe boots fail for a straightforward reason: the rubber gasket hardens and cracks as it ages under UV rays, freeze-thaw cycles, and temperature swings. Once the gasket separates from the roof or the boot pulls away from the pipe, water runs underneath and leaks into the attic or interior. This is why pipe boots are among the most common leak points on Ontario roofs, especially on homes 10 years old or older.

Inspecting boots during routine roof checks helps catch degradation early. A sagging boot, visible cracks in the rubber, or daylight showing between the boot and pipe are warning signs. Roof repair contractors can recaulk or reseal a failing boot to buy time, but replacement is often the more lasting fix. Boots around active plumbing stacks tend to wear faster because they move slightly as pipes expand and contract.
